Pros and Cons of Living in Lacey, WA (2025): The Honest Truth From Your Local Real Estate Expert

by Kennon Maurer

Thinking about moving to Lacey, Washington? Solid choice — but let's keep it real: no city is perfect. As a South Sound real estate expert, I get asked "what's it really like to live in Lacey WA" all the time, so I'm breaking down the honest pros and cons. No sugar-coating, no sales pitch — just what you need to know before you make the move.

Whether you're a first-time homebuyer, relocating for the military, or just curious about life in one of the fastest-growing areas in the South Sound, this post will help you decide if Lacey is your dream move — or if you should keep scrolling Zillow for something else.

Pro #1: Location, Location, Location

Lacey is basically the sweet spot of the South Sound. You're right off I-5, which puts you:

  • ~15 minutes to downtown Olympia
  • ~20–30 minutes to Joint Base Lewis-McChord (JBLM)
  • ~1.5 hours to both Seattle and Portland

You get access to everything without paying Seattle prices. If you're searching "is Lacey WA a good place to live" because of its central location, the answer is a clear yes — it's just really easy to get anywhere from here.

Con #1: Traffic Can Get Rough

That same I-5 convenience cuts both ways. Expect bottlenecks, especially northbound or southbound toward JBLM, and if you're commuting during peak hours, plan on extra time. Some people don't mind it — they've got their podcasts dialed in and traffic becomes part of the routine. Others genuinely hate it. Know which one you are before you buy.

Pro #2: More Affordable Housing Than Neighboring Cities

The median home price in Lacey right now (mid-2025) is around $465,000. Compare that to:

  • Seattle: ~$820,000
  • Tacoma: ~$525,000

You're getting way more house for your money in Lacey — newer construction, bigger yards, and a budget that stretches a lot further than it would up north.

Con #2: Affordability Is Relative

Here's the honest part: Lacey has gotten noticeably more expensive over the past few years as people move out of Seattle and Tacoma and head south into Thurston County. Five years ago, you could find homes in the mid-$300s — even the mid-$200s. That's just not the reality anymore. If you're waiting for prices to drop back down, I wouldn't hold your breath — it's highly unlikely we see $200K–$300K homes again anytime soon. There are still some solid properties in the upper-$300s, but the average sits around $465,000, and that's likely to hold or keep climbing.

Pro #3: Military-Friendly Community

With JBLM just minutes away, Lacey is a genuine hot spot for military families. VA loans are common here, and schools and local businesses are geared toward military life. There's a strong sense of community among the many military families in the area.

Con #3: Neighborhoods Can Feel Transient

Because of the military rotation cycle, you'll see people moving in and out every few years in certain neighborhoods. For some buyers, that's no big deal. For others, it can make it harder to build those long-term neighborhood bonds.

Pro #4: Nature Is Everywhere

Some people call Lacey "the city of water," and it earns the nickname. You've got Long Lake, Hicks Lake, Chambers Lake, Patterson Lake, Southwick Lake, and Lake St. Clair (technically Olympia, but most locals count it as Lacey). Add in the Nisqually Wildlife Refuge, tons of trails, and several golf courses, and you could genuinely kayak in the morning and hike in the afternoon. If you love the outdoors, this is a serious selling point.

Con #4: A Lot of Rain

You already know it's Washington, but it's worth saying plainly: expect 160+ days of rain per year. If gray skies wear on you, Lacey will test your vitamin D levels, and seasonal depression is a real possibility for some people. The upside — if you do need support, there are plenty of local counselors well-versed in helping clients through seasonal depression. Not the typical thing you'd expect in a real estate video, but I'd rather keep it real with you.

Pro #5: Genuinely Family-Friendly

Between North Thurston Public Schools, tons of youth sports, and 1,200+ acres of parks, Lacey is a great place to raise kids. It's safe, it's clean, and it feels community-oriented. The city puts on numerous events throughout the year, and you can really feel that community vibe.

Con #5: Limited Nightlife

If you're looking for a downtown packed with bars, late-night food, and live music, you might feel limited here. Lacey is more family-suburb than big-city nightlife. There is a newer club, The Beat Drop, but for a bigger scene you'll want to head to Tacoma, Seattle, or downtown Olympia nearby.

Pro #6: Stable Job Market

Lacey benefits from a strong base of government, healthcare, education, and military jobs, which keeps the local economy stable. Unemployment typically runs below the national average, and that stability helps protect home values over time.

Con #6: Fewer Private-Sector Options

If you're chasing tech jobs, corporate offices, or big private/public companies, you won't find much of that in Lacey itself. A lot of residents either work remote, commute north toward Seattle/Tacoma, or work in the government and healthcare sectors that anchor the local economy.

Pro #7: Growing, But Not Overcrowded

Lacey sits at around 60,000 residents — big enough to support solid shopping, restaurants, and events, but small enough to still feel manageable. It's one of the fastest-growing areas in the South Sound, but it's nothing like navigating Seattle, Portland, or even Tacoma.

Con #7: Growth Means More Strip Malls

That growth does come with more strip malls and newer, cookie-cutter neighborhoods. If you're drawn to historic character or a walkable urban core, Lacey might feel a little too suburban for your taste.

So, Is Lacey, WA Right for You?

At the end of the day, it comes down to lifestyle:

  • Want affordability, family-friendly living, and easy access to nature? Lacey is genuinely tough to beat.
  • Want buzzing nightlife, or can't stand traffic and gray skies? You might be happier somewhere else.
