Geographically, the two counties sit only about 30 minutes apart. Lifestyle-wise, they're worlds apart.

Home Prices: Thurston County vs. Lewis County

This is the part everybody asks me about.

• Thurston County median home price (late 2025): ~$520,000–$530,000
• Lewis County median home price: ~$400,000–$420,000

That's easily a $100,000 difference, and in many cases you'll get double the land in Lewis County for your money. Property taxes also tend to run a bit lower down south, and overall cost of living — utilities, groceries — can be 10–15% cheaper in Lewis County.

The trade-off: Thurston County homes tend to appreciate faster thanks to steady demand from state employees and commuters working in Pierce County.

Jobs and Economy: Two Very Different Engines

Thurston County is powered by government, healthcare, and education. Thousands of residents work for the state or major employers like Providence St. Peter Hospital, St. Martin's University, and local school districts.

• Average household income: ~$78,000/year
• Unemployment: consistently below 5%

Lewis County leans toward manufacturing, distribution, and agriculture, with more industrial and logistics jobs concentrated around Chehalis and Centralia. There's also a growing number of remote workers who live on acreage but work for companies elsewhere.

• Average wages: closer to $60,000/year
• Trade-off: lower wages, but your housing dollar goes a lot further

Commute Times

Both counties hug I-5, but Thurston County's traffic can get heavier near Lacey and Tumwater. In Centralia and Chehalis, you can typically get anywhere in about 15 minutes.

Lifestyle: Suburban Comfort vs. Small-Town Charm

Thurston County blends suburban comfort with PNW charm — coffee shops, lakes, trails, and local events like the Olympia Farmers Market or Lakefair. Being closer to the Sound also means more boating and waterfront options.

Lewis County feels like classic small-town Washington — farmers markets, antique shops, community events like the Southwest Washington Fair, tractors, logging trucks, and families who've been there for generations, alongside a wave of new buyers bringing fresh energy.

Bottom line: Want walkable neighborhoods and quick amenities? Thurston County wins. Want land, privacy, and a slower country pace? Lewis County is where you want to be.

What I'm Watching as a Real Estate Agent

Thurston County continues to grow — nearly 18% population increase since 2010 — with new developments filling in around Lacey, Hawk Prairie, and Tumwater Valley.

Lewis County is seeing rising demand for rural property and small-town living, especially from buyers getting priced out of Pierce and Thurston Counties. That means Lewis County could be a strong long-term investment play over the next 5–10 years, while Thurston remains a safe, steady bet. In fact, a number of my investor clients who originally started looking in the Olympia/Thurston County area are now migrating south toward Centralia and Chehalis, since it's easier to acquire properties there at a lower price point — making cash flow a lot more accessible.

My Honest Take

• Choose Thurston County if you want convenience, a stronger job market, and better resale value.
• Choose Lewis County if you want acreage, affordability, and freedom — maybe that shop space, a homestead, or just room to breathe.
